Foxhall Homes – 2 Year Warranty & Defect Reporting
Foxhall Homes will cover any faults/defects in line with the NHBC standards, that may arise within the first two years after practical completion of your home. Please note, however, that this does not apply to individual appliances – it is important therefore that you register these direct with the manufacturer for their cover to be valid.
What is covered under the warranty?
If you notify the builder in writing (or you can demonstrate evidence that it was reported) during the builder warranty period about something you believe is due to their failure to meet the NHBC requirements, they must put this right at their own cost and within a reasonable time. This includes:
- Remedying the defect and repairing physical damage to your home(s) and the continuous structure, resulting from their failure
- Taking action to treat, isolate or remove contamination from the land in line with any statutory notice or improve the
- condition of the land to prevent a statutory notice from being issued
- Paying for the reasonable cost of removing and storing your possessions and alternative accommodation, if necessary, while work is being done.
Concerns raised about defects or physical damage notified during the builder warranty period will remain the responsibility of the builder even after that period ends.
Cosmetic defects
Some defects are defined as cosmetic. These will be discussed during the End of Defects inspection for your home, which will take place 24 months after your home was completed.
- Cosmetic defect repairs may include:
- Plaster work (cracks)
- Kitchen fittings
- Stains/marks
- Door bell
- Paving slabs.
If you require repairs that are defined as cosmetic defects, please make a note ready for your End of Defect inspection.
Examples of non-emergency defects (faults) your property may have include:
- Shower screen leaking
- Problems with light fittings and sockets
- Faulty taps
- Problems with electric shower
- Door easing/sticking
- External lighting not working.
A non-emergency defect can take up to 28 days to be rectified
What if I have an emergency defect repair?
An emergency repair is required for an issue that presents an immediate danger to your health or the public’s safety. It could also be a security issue or a problem that may lead to serious damage to the property.
An emergency defect will be made safe within 24 hours.

What is not covered under the warranty?
- Issues that are the fault of the occupier, i.e putting items in the toilet that cause a blockage
- Accidental damage
- Natural wear and tear
- Damage and problems caused by inadequate maintenance by the homeowner
- Damp and condensation may not be covered if the cause is found to be not a construction issue
Defects Reporting
What information do I need to provide when reporting a defect?
- Your name, address and contact details
- A clear description of your defect and its location
- Any supporting evidence such as photographs or documents
- Your preferred contact method (e.g. email or phone)
How do I report a defect/fault?
As different contractors are used to build Foxhall’s sites, reporting defects may vary from site to site, so please refer to your Home Owner pack for specific details and telephone numbers where applicable
What happens after the expiry of the two years?
If there is an ongoing issue that the developer is still in the process of resolving, the developer will continue to liaise with you to get the matter resolved if it is covered under the warranty. If a new defect arises, you will need to contact NHBC directly and they will deal with the matter from there.
